Commercial, apartment zoning OK’d

The Mineola Planning and Zoning Commission recommended a zoning change Monday for almost 10 acres south of Tractor Supply on the east side of U.S. Hwy. 69 South.

The property would be zoned with the 3-plus acres that fronts the highway as commercial and the remaining 6.5 acres as multi-family.

The commission vote was unanimous, and no adjacent property owners responded with objections.

Developer Peter Woolford, who is also developing the Park Central housing development south of the property, said the plans are for a three-story apartment complex with about 150 units, similar in style to the nearby Arbors apartments.

He said the mix would be roughly 50-50 between one- and two-bedroom units. There would be six buildings plus a clubhouse and plenty of parking.

The type of commercial development has not yet been determined, but he anticipated a gas/convenience store or a restaurant.

There will be access to the property on a side street from the housing development.

The matter must gain final approval from the city council, which meets March 27.

Last month the council approved a replat of the property to split it into the two lots.

Woolford said the housing development is back on track following delays as the council first denied smaller lot sizes before eventually approving them.
