Mineola P&Z approves development for duplexes
A specific use permit to construct a two-family development at 1137 Kings Lane in Mineola was granted by the Planning and Zoning Commission Monday, despite objections raised by neighboring property owners.
The permit must go before the Mineola City Council for final approval on Feb. 28.
Maurice Harding at 501 Greenville Hwy. and Jay Cloud at 1021 Kings Lane expressed concerns, including increased drainage that would be created by construction of the planned duplexes. Cloud specifically was concerned about what the drainage would do to runoff water that could impact his livestock.
The duplexes are planned by Steve Straznicky, who obtained the property in November after the previous owners abandoned plans for a multi-family development.
He said that a drainage study will be conducted.
The P&Z also approved plans for a housing subdivision at Loop 564 and County Road 2724.
The property is outside the city limits but within its extraterritorial jurisdiction.
It is the site that was previously proposed for a concrete batch plant. That application was withdrawn.
Fire Marshal David Madsen said the property is somewhat limited by a city sewer line that runs through the property. He added that some homes built on the site may be able to tap into the sewer, but not others.
The addition is being subdivided for the sale of individual lots.
The commission also approved a two-family subdivision on E. Meadowbrook. Dirt and utility work is already underway at the site.
It is being developed by Peter Woolford who is also developing the nearby Blackmon Meadows which is slated for 31 single family homes and is nearing completion.
The commission also approved special use permits for manufactured homes at 309 Landers and 422 Read.
All P&Z matters require final approval from the city council.
