No surprise, property values are up

The value of properties in Wood County rose more than 18% in the past year, according to the Wood County Appraisal District.

The 2022 certified values were released last week and show the net value of taxable properties in the county eclipsed the $5 billion mark.

They were $4.245 billion a year ago and $3.844 billion in 2020.

Values are up across the board as the market value before exemptions and productivity loss reached almost $7.4 billion compared to just under $6.2 billion last year.

Land values rose to $2.6 billion from just under $2.2 billion a year ago.

Homesites rose from $331 million to $402 million, non-homesites from $459 million to $557 million, agricultural land from $953 million to $1.1 billion and timber land from $439 million to $516 million.

The value of improvements rose a half billion from $3.1 billion to $3.6 billion.

Personal (business) property rose slightly from $618 million to $631 million while the value of mineral properties (such as oil and gas) nearly doubled from $268 million to $507 million.

Broken down by taxing entities, the city of Alba’s values rose from $24.1 million to $29.4 million.

The city of Hawkins jumped from $90 million to almost $127 million.

The net taxable value of properties in the city of Mineola went from $328 million to $377 million, but a new senior citizen tax freeze implemented by the city lowered the taxable value to $308 million.

The city of Quitman saw an increase from $120 million to $133 million.

The value of properties in the city of Winnsboro rose from $168 million to $191 million.

City of Yantis values increased from $19.2 million to $22.3 million.

For the Alba-Golden school district, the net values were $291 million last year and rose to almost $340 million.

Hawkins ISD shows an increase from $623 million to $805 million as minerals almost doubled from $161 million to $315 million.

Mineola ISD values were $634.5 million in 2021 and are set at $742 million for 2022.

Properties valued at $503 million in Quitman ISD last year have reached $572 million this year.

Winnsboro ISD values increased by $57 million from $419 million to almost $477 million.

The Yantis school district values were $309 million a year ago and have increased to $363 million for 2022.

The appraisal district reported a record number of tax protests this year as real estate values have skyrocketed the past two years.
