A variance in the number of required parking spaces at a planned apartment complex in South Mineola was granted Monday by the Zoning Board of Adjustments.

The board unanimously approved the request of developer Peter Woolford to have 236 spaces in the six-building complex to be constructed adjacent to Tractor Supply off US Hwy. 69 South.

Woolford plans to have 144 units, half one-bedroom and half two-bedroom. According to the city ordinance, each one-bedroom requires 1.5 parking spaces while the two bedroom units require two spaces each for a total of 252.

Variances may be requested for up to 15% of the total, which would be about 38 spaces. Wooldford requested a reduction of 16 spaces.

Planning director David Madsen, who also serves as fire chief, noted that in numerous calls for fire alarms at the adjacent Arbors apartments, he has never seen all the spaces filled.

To a question of expected occupancy, Woolford said it is projected at 95%.

Board members questioned where overflow parking might be in case needed. The adjacent street could provide some spots, although Madsen noted that the zoning requirement counts only marked spaces on the property.

Woolford said that parking is laid out all the way around each of the buildings.

He said the targeted rents for the units are $1,050 and $1,200 monthly.

No assigned parking spaces are planned, he added.

Tyrus Mulkey was introduced to the board. He will be recommended to the city council to fill the unexpired term of Doris Newman.
