Liquor store chain awarded lot in Quitman business park

The Quitman Development Corp. has offered to sell a lot in the Quitman Business Park on Richards St. to Zipps Liquor for $78,650.

The chain, which lists 32 stores in East and Southeast Texas, had requested to purchase Lot 7 and/or Lot 9.

The two lots were also sought by Glenn and Tina Hanner, who have Wood County’s only liquor store, Double H Package Store, next to Lot 9.

The Hanners were offered Lot 9 for $102,300 but decided to discuss the matter further before making a decision.

They offered plans for a HVAC supply business, noting that there are no similar businesses in Wood County.

The sales price can include incentives and developer contributions as well as cash.

The two sales were offered at a special meeting of the QDC on Wednesday, Oct. 2 and followed a closed session with the city’s attorney.

The board will not hold its regular meeting on Oct. 14 and has not yet set the next meeting date.

The price for the land was set based on a fair market value of $55,000 per acre.

The Zipps site is 1.23 acres while Lot 9 is 1.84 acres.

One other matter in the business park met approval.

John and Joanne Wisdom sought an extension for their plans to build a chiropractic clinic on Lot 4. Dirt work has begun at the site, and a nine-month extension was granted.

John Wisdom said they want to put as large a building as possible on the site, to include retail space.

The QDC board chose Kevan Burroughs as its new president and will consider the remaining officers at a future meeting. She replaces Martha Scroggins, who resigned after a lengthy term on the board.

The board awarded a bid to demolish a dilapidated home at 715 S. Main St., newly acquired by the city, for $12,450 to Clay Smith.

City manager and QDC executive director James Attaway said he will recommended that the city deed to the QDC for business development all the land on the property that is above flood plain.

Directors discussed purchasing four large fans for the pavilion at James Hogg Park but delayed a decision until the matter can be discussed with the board of the Old Settlers Reunion.

QDC has $22,460 budgeted but the four fans are estimated at $25,000, and the OSR will be requested to provide the remaining funds.
